Case Study: Bringing a Belmore Road Medical Suite Back to Accreditation Standard

In early 2026 a practice manager from a multi-practitioner medical suite on Belmore Road, Randwick NSW 2031, called us with a specific and uncomfortable problem: she had failed her own internal infection-control audit twice, accreditation was two quarters away, and her incumbent cleaner did not understand why a consult room could not be cleaned like a reception desk. The suite — four consult rooms, a treatment room, a pathology collection point and a busy waiting area minutes from Prince of Wales Hospital — needed a clinical program, fast. The client is anonymised here at their request; the scope and timeline are as delivered.

The situation we walked into

  • One general-purpose spray used across every surface, from the treatment bed to the kitchen bench
  • No dwell times observed — surfaces wiped dry seconds after application
  • The same mop and cloths travelling between bathrooms, clinical rooms and the kitchen
  • No cleaning logs of any kind: the audit trail was a text message saying "done"
  • Waiting room presentable, clinical zones failing — the classic office-cleaner pattern

The program we built

Week one was scoping, not cleaning. We mapped the suite into zones with the practice manager, matched each zone to a product and protocol, and wrote the visit checklist to mirror her audit template line for line — so every clean produced audit evidence by default.

  • Nightly clinical cleans, six nights a week, after last consult
  • TGA-approved hospital-grade disinfectants applied at labelled dwell times in all clinical zones
  • Colour-coded microfibre and mop systems — clinical, bathroom, kitchen, front-of-house — never crossing zones
  • Product register and safety data sheets filed on site; signed log per visit
  • A monthly supervisor audit with photos, delivered to the practice manager before her own internal review

The result

The suite passed its internal infection-control audit at week six — first attempt under the new program. At the accreditation survey the following quarter, the cleaning documentation folder was accepted as presented, with the surveyor noting the zone mapping specifically. The practice has since added a Saturday service and remains a month-to-month client; nothing about the contract compels them to stay, which is rather the point.

The program priced in our standard Randwick medical band of $35 to $45 per hour — roughly 15 percent above the old office-grade service. As the practice manager put it in her handover notes: the previous clean was cheaper the way skipping insurance is cheaper.

Questions about this case study

What type of facility was this?

A multi-practitioner medical suite on Belmore Road, Randwick — four consult rooms, a treatment room, pathology collection point, waiting area and staff amenities across roughly 240 square metres, operating six days a week.

What was the core problem?

The previous cleaner was servicing the suite like an office: one generic product, no dwell times, no logs. The practice manager failed her own internal infection-control audit twice and had accreditation approaching.

What did the new cleaning program involve?

Nightly clinical cleans with zoned colour-coded equipment, TGA-approved hospital-grade disinfectants at labelled dwell times, a documented product register with safety data sheets, and signed per-visit logs mapped to the practice audit checklist.

What did it cost?

The program priced within our standard Randwick medical band of $35 to $45 per hour — a fixed monthly figure that came in around 15 percent above the old office-grade service, for a clinically defensible result.

What was the outcome?

The suite passed its internal audit in week six and its accreditation survey the following quarter, with cleaning documentation accepted as presented. The contract remains ongoing on month-to-month terms.
